COMMUNICATING WITH YOUR REALTOR
1. |
Establish realistic parameters you are looking for in a home and convey them to your REALTOR |
2. |
Contact a lender for pre-qualification or pre-approval. |
3. |
Look at properties and make an offer on one that fits your criteria. |
4. |
If the offer is rejected, you can make a second offer or move on and look at other properties. If the offer is met with a counter offer, consider whether to accept it, reject it or counter back. |
5. |
If the offer is accepted, “escrow” may be opened, by hiring an escrow company. |
6. |
Submit a loan application and supporting documentation to your lender or mortgage broker, or if you’ve already done so, inform your lender or mortgage broker of the details of the property now in escrow. |
7. |
Schedule inspections and review inspection reports, disclosures, or other documents and notify seller of any requested repairs within the allotted time frames. |
8. |
An appraisal may be conducted to assess property value for lending purposes |
9. |
Provide lender with any supplementary paperwork needed for loan approval. |
10. |
As the closing date nears, conduct a final walk-through of the property. |
11. |
With the seller’s permission, call utility companies to coordinate utility shut-off and turn-on. |
12. |
Escrow Company prepares paperwork for closing. |
13. |
Escrow Company will set an appointment for you to sign closing paperwork and notify you of the amount of funds required. |
14. |
After closing paperwork is signed by all parties, the escrow company may submit for recording certain documents to the county recorder’s office where the property is located. |
15. |
Upon recording, the transaction is closed. Congratulations! |
